Normal Sales, Short Sales, Auctions, Foreclosures and Bank Owned Properties

Given that the Real Estate market is in what will certainly be a historic buyers market... what should a buyer do? Unless the buyer is VERY particular I believe that they should shop Bank Owned Properties first. These listings are shockingly low. I have just finished helping one client purchase a SUPER buy. Here are the details. The condo was originally purchased for $429,000 two years ago. For what ever the reason the owner never lived in the condo and the condo fell down the normal path in this market. (see title above) After two years it ended up as a bank owned property. Working with my very aggressive client we negotiated and received an accepted contract at $198,900 in days! (not months like in a short sale) Think about this...the accepted price is 46% of the original purchase price. (That is 54% OFF !) No the condo was not trashed. In fact it was never lived in!
